Moving may have been totally unexpected or planned for a long time.  Once the reality sets in, there is cause for great excitement/stress... and it seems like an overwhelming task. No matter what the motivating factors (job, growing or shrinking family or the need to help aging parents) you need a plan!

Like most change, it's a process. During my Real Estate career, I've worked with clients who were well organized and partially prepared as well as others needing months and in a few cases years before their homes were ready to list For Sale. They and I have found the easiest place to start is with the big items first such as clearing out the basement and attic.  Next, evaluate each room (especially the closets) and again, clean out what you no longer need or want to take to your new home. Once you can actually see the home (both from a seller's and a buyers perspective) you can evaluate the next steps and create a budget. Gone are the day of simply de-cluttering and putting away personal photographs.

While you're working on these tasks, begin finding and developing a relationship with a well respected Realtor. One who is customer and service focused with results marketing homes such as your home.  This Realtor will among other information provide community comparable properties that are Active, Pending or Sold listings within the last 3-6 months and make suggestions and provide insights.  Once a Listing Contract has been put into place, your Realtor will provide your "next steps". 

In general, Buyers want a home that's move in ready...and Sellers need to understand the home's condition (in part) does account for price differences in a neighborhood.  Buyers want a home with curb appeal, with the up-dating and improvements done, neutral paint colors throughout and they want the home to have been well maintained including regular systems maintenance.  The most successful Sellers are those who understand who their "Buyers" are and how to create the most buyer appeal.
